Alstead Townhome Deck Restoration Project - FAQs
Q: When will the project begin?
A: The project will start on Monday May 11th. The vendor can clean 3-4 decks each day and can stain 1-2 decks each day. Click here for the calendar that shows when your home is targeted for cleaning and staining. During your designated week it is imperative all items are removed from your deck. Weather can impact the schedule, so check the schedule each week to ensure the date for your home has not changed
Q. Who will be performing the work?
A. ProPerformance Painting LLC (www.properformanceatlanta.com) will be performing the work
Q. What about Single Family homes?
A. SFH decks are the responsibility of each respective homeowner. However, the Board has worked with ProPerformance LLC to develop pricing for cleaning/staining of SFH decks if homeowners are interested. Click here for more info
Q: Will both my front and rear decks be addressed?
A: Yes. Townhome rear decks include unpainted wood floor, railings, pickets and privacy fences. Front decks only include flooring.
Q: My home has an under-mount support arch and matching wood trim above my front windows. Is that included?
A: Yes
Q: Will you also be addressing the painted surfaces on my front deck?
A: Painted exterior surfaces including columns, posts, rails, fencing, window trim, and pickets are excluded from this project’s scope.
Q: What will happen if I have things on my deck on the day my home is slated for cleaning/staining?
A: The vendor will attempt to contact you and ask you to remove your items. If your items are not removed and the vendor can not work around them, then your home will be rescheduled. If items are not removed on the rescheduled date, then you will be considered “opted out” of this project and will be personally responsible for the maintenance of your deck. If your deck maintenance is not handled by the end of July 2020, then you risk HOA fines of $50 + $5/day until the deck is serviced.
Q: What if the weather prevents my deck from being cleaned or stained?
A: As needed, the project schedule will be updated and reposted to this site. If weather impacts your home’s work, check the site for a revised schedule
Q: Whose water and electric will you use for deck cleaning
A: The vendor will use the water and electric from each homeowner’s respective home
Q: What will be used to clean my deck?
A: Decks will be washed using bleach and SimpleGreen (bio-friendly) detergent
Q: What color stain will you be using?
A: To ensure consistent aesthetics throughout the community, we will apply Sherwin Williams SuperDeck Exterior Waterborne Clear Sealer to all wooden exterior surfaces including deck flooring, pickets, skirts decorative partition fences, and post/beams.
Q: Is there a special fee or assessment for this work?
A: No. This work is included in our regular townhome maintenance budget
Q: What if I don’t want my deck cleaned/stained?
A: If you do not want your deck cleaned and stained, please let the board know (alsteadbod@gmail.com) before May 1st and we will remove you form the list. Understand that while you may opt out of this project, it will still be your responsibility to ensure that your deck is properly maintained.
Q: How long will it take for my deck to dry after being stained?
A: Most stains require at least 2-3 hours for drying, however, it’s best to wait 24 hours before replacing furniture or walking on it.
